The Petitioner is seeking approval of a special exception use to extend the hours of operation from 6:00 AM - 11:00 PM to 6:00 AM to 2:00 AM for an existing convenience store use in the CG (Commercial, General) zoning district. The Petitioner currently operates the convenience store at 4039 NW 19 Street, Lauderhill, FL in an existing 2,400 square feet unit within a commercial plaza.
Need Summary Explanation/ Background:
The applicant is requesting a modification of an existing special exception use development order for a convenience store located at 4039 NW 19th Street. Ryan Mart was granted a Special Exception Use Development Order via Resolution No. 21R-06-114 on June 28, 2021, allowing the store to operate 24-hours a day. Shortly thereafter, pursuant to Article IV, Section 4.11 (Post-approval review of special exception use development order and conditions) the City Commission modified the original Special exception development order and limit the hours of operation from 24 hours per day to 6 AM to 11 PM. The applicant is requesting reconsideration of the hours of operation to be extended for a new closing time of 2 AM.
In the CG zoning district, extending the hours of operation of a convenience store use requires City Commission approval.
