Request Action:

The Developer is requesting approval from the City Commission to establish a "Community Development District" in accordance with the standards in Florida Statutes Chapter 190.

 

 

Need Summary Explanation/ Background:

The subject property was formerly part of the Clubs of Inverrary golf and country club, which closed in 2020. Since then, the City has considered changes needed to allow residential development. A Land Use Plan Amendment was approved on first reading in July 2025, and in July 2026 the City approved rezoning the property to Planned Unit Development (PUD), allowing up to 888 homes under an approved Master Plan.

 

Pulte Home Company, LLC is asking the City of Lauderhill to create a "Community Development District" (CDD) for about 130 acres of land planned for residential development. A CDD is a separate government entity that can borrow money to pay for infrastructure needed for a new development, such as roads, drainage, water and sewer systems, landscaping, recreation areas, and other improvements. The cost of this infrastructure is then generally repaid over time by property owners within the CDD through assessments.

 

The CDD does not replace the City or control zoning, development approvals, building codes, or other City regulations. Because the property is entirely within Lauderhill, the City will continue to regulate development of the property, and CDD debt does not become City debt without the City’s consent.
