Request Action:

The applicant has filed a Site Plan application on behalf of Becoming One Properties, LLC for the approval to construct a Event Venue Use for a Wedding Facility inclusive or a chapel, a reception room, bride and groom suites, a caterer's kitchen, and with associated landscaping and parking  within the CG (General Commercial) zoning district on an approximate 3.32± acre site located at 6650 W Commercial Blvd, Lauderhill, Florida, providing for an effective date.

 

 

Need Summary Explanation/ Background:

A Major Site Plan is a formal request submitted to the City Commission for review and approval of a proposed development or redevelopment project. The application typically includes detailed plans showing the layout of the building(s), parking, landscaping, drainage, utilities, access, and other site improvements, to ensure compliance with development regulations. If approved by the CIty Commission, the applicant is seeking to develop the property for an Event Venue Use for a Wedding Venue Facility. The Use of an Event Venue is a Use that is permitted by Right at the subject location, which was created by the Applicant & approved by the City Commission last year (25O-04-114). 

 

The subject property is made up of 5 vacant, undeveloped, wooded lots located on the South side of West Commercial Blvd and immediately west of the Children's Services Council of Broward County. The Applicant hosted a Neighborhood Meeting on Wednesday, July 8, 2026.

 

The Planning and Zoning Board voted to unanimously recommended approval to the City Commission for the Site Plan and subject to the following condition:

1. A copy of the CPTED plan approved by the Police Office must be submitted at the time of building permitting.

2. Outdoor Live Entertainment may be permitted in the area designated on the site plan between the hours of 8:00 AM to 8:00 PM, and the sound level shall not exceed 55 decibels at the nearest residential property line.

3. Vacate the 24 foot “Egress Easement” easement on the south side of the proposed building, as recorded in the Broward County Records Book 10540 Page 767767, prior to building permit approval.

4. Maintain minimum 15 foot wide landscaping between the proposed use and the south side of the property (as buffer between the commercial use and single-family houses).

5. Address any outstanding comments issued by the Development Review Committee, and substantial conformance to the City’s Code of Ordinances and Land Development

Regulations.

 

 

Cost Summary/ Fiscal Impact:

The Planning and Zoning Division finds that the implementation of this resolution will not require a budget allocation or expenditure of City funds and concludes it does not have any direct fiscal impact on the City's budget.
