Request Action:

A RESOLUTION OF THE CITY COMMISSION OF LAUDERHILL, FLORIDA granting to aqsr lauderhill, llc. d/b/a sonic drive thru A SPECIAL EXCEPTION USE DEVELOPMENT ORDER, subject to

stalls and with outdoor seating use on a 1.15 ± acre site legally described as section 16, township 49 south, range 41 east, and a portion of lots 28, 29, and 30, or commercial

known as 8188 West commercial boulevard, LAUDERHILL, Florida.

 

Need:

 

Within the general (cg) Zoning District a restaurant, fast food with drive through use is a special exception use requiring City Commission approval. The applicant needs City Commission approval in order to operate the proposed use.

 

Summary Explanation/ Background:

THE existing use is that of a restaurant, fast food with drive through, and with parking stalls, and with outdoor seating. The conveyance of ownership of such use requires special exception use approval from the city commissionTHE SUBJECT SITE IS LOCATED WITH THE general commercial                      (cg)                      ZONING DISTRICT. the existing restauant has one (1) drive through lane and sixteen (16) care stalls. the existing restaurant has an outdoor seating area located to the west of the buildind. stand alone commercial retail use. The site is bordered to the north by west commercial boulevard and then the city of tamarac and to the south by a canal and then a single family zoning district at five dwelling units per acre (RS-5). The subject site IS a sUITBALE site FOR a stand alone restaurant, fast food with drive through use. Based upon its review, staff finds the proposed conveyance of ownership to an existing restaurant, fast food with drive through use to be consistent with the above considerations. As such, staff recommends approval of the special exception request.
