A SPECIAL EXCEPTION USE DEVELOPMENT ORDER, subject to conditions, TO ALLOW in the light according
to THE PLAT THEROF, AS recorded in PLAT book 85, page 2, of the public records of Broward County, Florida,
more commonly known as 1600-1648 nw 34 terrace, LAUDERHILL, Florida
Need:
Within the light industiral (il) Zoning District a manufacturing, processing use is a special exception use requiring City Commission approval.
The applicant needs City Commission approval in order to operate the proposed use.
Summary Explanation/ Background:
THE propsed use is that of a manufacturing, processing faility to produce fiberglass rebar to be used in builidng and construction. THE SUBJECT SITE IS LOCATED WITH THE LIGHT INDUSTRIAL (IL) ZONING DISTRICT. THE PROPOSED LOCATION IS TWO BAYS WITHIN A MULTI-TENANT LIGHT INDUSTRIAL WAREHOUSE BUILDING. BORDERING THE SITE TO THE NORTH AND EAST IS A CANAL AND THEN A SINGLE FAMILY RESIDENTIAL ZONING DISTRICT AT FIVE UNITS PER ACRE ANNEXD (RS-5A). bORDERING THE SITE TO THE SOUTH AND WEST ARE OTHER PARCELS WITHIN THE LIGHT INDUSTRIAL (IL) ZONING DISTRICT. This MULTI TENANT BUILDING IS LOCATED TO THE NORTH EAST CORNER OF THE LIGHT INDUSTRIAL (IL) ZONING DISTRICT AND IS A SUITBALE SITE FOR MANUFACTURING, PROCESSING USES. the EXISTING TENANTS WITHIN THE BUILDING INCLUDE AUTOMOTIVE, MANUFACTURING, AND WAREHOUSE/STORAGE USES.Based upon its review, staff finds the proposed use of A MANUFACTURING, PROCESSING FACILITY TO PRODUCE FIBERGLASS REBAR, to be consistent with the above considerations. As such, staff recommends approval of the special exception request.
